Taaleri negotiates new bank financings totalling EUR 100 million for two of its funds

Taaleri Real Estate has successfully negotiated and executed two separate and new instances of fund-level bank financing for Taaleri Housing Fund VIII and Taaleri Rental Home Fund. The total original value of all the refinanced bank loans is approximately EUR 100 million.

All separate loans of Housing Fund VIII were consolidated into a new long-term, fund-level loan. Rental Home Fund consolidated the individual loans of its eight housing companies owning non-subsidised rental apartments into a single, long-term loan at the fund level. The refinancing extended the loan terms for both funds, enabling them to pursue their long-term strategies while also strengthening their risk profiles.

“Even in a challenging market, negotiations with banks proceeded exceptionally well. Both cases of refinancing were completed as green loans, reflecting the minimal energy consumption of the properties and our long-term focus on sustainability in value creation,” says Jyrki Moilanen, Director (Treasury and Finance) at Taaleri Real Estate.

Almost all properties in Housing Fund VIII have received BREEAM In-Use environmental certifications. The energy-efficient properties of Rental Home Fund met the bank’s criteria for green loans, as the properties have very low energy consumption. Both the certifications and compliance with green loan requirements had a positive impact on the availability and pricing of the financing.

Taaleri Housing Fund VIII is a closed-end residential fund established in 2021. The fund develops energy-efficient and high-quality rental apartments in the Helsinki Metropolitan Area, Tampere and Turku. Taaleri Rental Home Fund is a closed-end residential fund. The fund develops affordable and high-quality rental apartments in Finland’s growing urban centres. Both funds are classified under Article 8 of the EU SFDR.
